Legal Tips on Spanish Golden Visa

Over the past few months, we have detected an increased number of clients who are considering selling their properties in the UK and using the money to buy 1 or more properties in Spain, in order to be eligible for the Golden Visa.
Subsequently, we are receiving a lot of enquiries asking us how and where to apply for the GOLDEN Visa in Spain. This post, although not intended to provide specific legal advice, aims to give you some useful tips on the matter.
In the first place, the Spanish Golden Visa (or “Property Visa“) grants automatic residency in Spain when you purchase property for 500,000€ or more. This can be any type of property: home, commercial, land, or a combination of properties.
DIFFERENCES WITH THE STANDARD VISA APPLICATION (TOURIST OR LONG TERM).
As opposed to the standard visa the golden visa does not require you to be in Spain 183 days of the year. After obtaining your golden visa, you can keep renewing the visa, as long as you do not sell your property. A golden visa is in reality the best way to achieve one’s path to EU residency, considering the difficulties and obstacles faced by the majority of UK citizens who are striving without very much success for the moment to get “standard residency” in Spain.
Usually, we are advising our clients to apply when they are in the process of buying the property, so the application can be done simultaneously.
In those situations where you have already owned property but with a value lower than the minimum required, you would just need to consider for example purchasing a 2º property, which value would be added in order to reach the 500.000 euros.
